Property Description

Villa Anassa is a stunning, spacious three bedroom villa set in lovely grounds with private 10x5m pool (with heating available), situated on the western plateau of the resort with gorgeous golf views.

The property features a large, open plan living and dining area with vaulted ceiling and french doors that open out onto the rear terrace and pool, a great family kitchen, three en-suite bedrooms. The interiors are beautifully decorated and well equipped - free wireless internet is provided as well as a comprehensive TV system with international sports and movie channels with playback option.

The fully fitted modern kitchen has all you need to feel at home from home, and is separated by a breakfast bar from the dining and living area, making it very central and social. A small family toilet is also situated on the ground floor.

One double room and one twin room are on the mezzanine level (the twin can also be made up into double if preferred). The double room has an en-suite bathroom with spa bath and overhead shower, and doors that open straight out to the outside terrace and garden, offering lovely views of the pool. The twin room has an en-suite bathroom with shower, and also has doors that lead to the outside terrace, as well as windows that offer views of the pretty front garden. Upstairs there is a south facing balcony with table and chairs, from where you can soak up the evening sunsets. The master double bedroom is also found upstairs, with an en-suite bathroom with shower and a beautiful balcony which has a table and chairs - the perfect spot with lovely views overlooking the pool, and golf course. Upstairs also hosts a large terrace with plenty of space for sunbathing.

The rear patio doors open out onto the terrace with views over the 10x5 private swimming pool (which has the option of heating at an additional cost) and private, pretty landscaped gardens and golf course. The terrace is very spacious, hosting a large outside dining table, sunbeds for all, BBQ, outside shower, comfortable outside seating and a large lawned area overlooking the golf course. There is even a table tennis table provided for added holiday fun!

Villa Anassa is fully air-conditioned and centrally heated for all year around comfort, has private parking and is conveniently situated within walking distance of the Village Square on the Resort.

Pool Heating: pool heating is available at Villa Anassa, and is recommended between October – May. The cost for pool heating is €315.00 per week (surcharges may apply, please enquire for more details).

What do I need to know

Our Policies

A partial payment in the amount of 20% of the grand total is due no later than 5 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.

Payment can be made online using our secure online payment processor, or alternatively you can pay via bank transfer (to our UK or Cyprus bank account).

Our Accidental Damage Protection Policy:
Instead of a damage deposit, accidental damage to the property or its contents is covered by our Accidental Damage Protection Policy. The Accidental Damage Protection charge is added to the cost of your property rental (price determined by property size) which is due with your rental balance.

This non-refundable charge will cover you for any accidental damages that occur during your stay in the property. It covers any non-intentional breakages, accidental damage to the property, reported and confirmed by you, for accidental damage during your stay up to the value of 250 euros per booking. Any accidental damage or breakages must be reported while you are in occupancy of the property. The charges are as follows:

• 1 and 2 bedroom apartments: €22.00 per booking
• 2 bedroom villas: €30.00 per booking
• 3 bedroom apartments and villas: €36.00 per booking
• 4, 5 and 6 bedroom villas: €65.00 per booking
(*or the euro equivalent)

The ADP excludes negligence, theft and vandalism. For any damage to the property or it’s contents that exceeds the value of 250 euros, we reserve the right to invoice you (either directly or through our agents) for immediate payment.

ADP is not insurance. ADP is a non-refundable, one-time charge per person which covers accidental damage as long as you report it promptly and comply fully with the terms of this Agreement. L&D Aphrodite Lettings Ltd reserve the right to determine whether or not damages are covered by ADP.

If you fail to bring to our attention any damage you find at the Property within 24 hours of your arrival, it will be assumed that you were responsible for such damage.

Should you wish to cancel your booking, written notification must be received from the name on our confirmation invoice as soon as possible. The following charges will apply from the date on which written notification is received by aphroditerentals.com to compensate aphroditerentals.com and the owners for their estimated losses and expenses.

More than 8 weeks prior to departure – deposit
More than 4 weeks prior to departure - 50% of the cost of your accommodation
Less than 4 weeks prior to departure - 100% of the cost of your accommodation

Note: If the reason for your cancellation is covered under the terms of your insurance policy, you may be able to reclaim these charges.
