Property Description

Villa Aura stands proudly at the forefront of the eastern plateau of Aphrodite Hills, a location that affords this incredible holiday home with exceptional, infinite Mediterranean Sea and sunset views.

Complete in 2023, the villa has been designed to offer guests a lifestyle experience of pure serenity; achieved through beautiful architecture, flowing spaces, stunning surroundings and, of course, that view. The tranquility here is tangible, from the very moment you arrive through the front door. Space is vast, views are infinite, light is abundant, and Villa Aura brings all these elements together.

Undoubtedly the highlight of Villa Aura, the outside terrace has been created to offer multiple spaces from which to soak up the views; the infinity edge pool, three seating areas (two of which with firepits), the BBQ and dining area, sunbeds on the terrace…all maximised to make sure that guests can truly make the most of time spent in the warm Cypriot sunshine within the grounding beauty of the villa’s surroundings. Villa Aura provides a place to pause, reconnect and refocus; time stands still, but thankfully not too much as the sun continues to set, providing daily shows of the most spectacular skies.

Upon opening the impressive, wooden front door, the open plan living and dining area greets you, with patio doors that run the full length of the building – really bringing the outside in and creating a flowing space from inside, out. This ground floor level is exquisitely furnished, with tastefully modest, contemporary furniture that creates a sophisticated, bohemian feel. The kitchen floats between the two living areas, creating the perfect sociable space for cooking and socialising. To the right of the kitchen is one of the generously proportioned living areas which is tucked around a corner in a cooler area, boasting a large smart TV. The whole of the ground floor boasts floor to ceiling glass that is a feature of Villa Aura throughout; vast blue sea meeting vast blue skies, one that is only enhanced further by the presence of the crystal-clear swimming pool, arguably one of the most remarkable features of the property.

Take the elevator up or down the stairs to find each of the six plush double bedrooms, all kitted out with super king beds, beautiful furnishings (a consistent feature throughout) and gorgeous modern bathrooms. The three bedrooms on the first floor all swim in views open out on to the upper balcony that also runs the length of the building; making for incredible morning scenes and unforgettable sunset memories. Downstairs, the other three bedrooms are situated on the lower floor which hosts a ultra-cool living area with pool table, huge smart TV, state of the art sound system, and, of course, private gym. This is where great memories are made spending time with friends, working on your fitness and wellbeing, or simply taking the time out to switch off and switch the TV on.

Other design features impress throughout; the lower level outside Cypriot courtyard with olive trees that are up lit at night (a gorgeous space in which to enjoy a good book), wood clad interior feature walls, impressive stair design, and open plan upper landing to name a few. What do I need to know

Our Policies

A partial payment in the amount of 20% of the grand total is due no later than 5 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.

Payment can be made online using our secure online payment processor, or alternatively you can pay via bank transfer (to our UK or Cyprus bank account).

Our Accidental Damage Protection Policy:
Instead of a damage deposit, accidental damage to the property or its contents is covered by our Accidental Damage Protection Policy. The Accidental Damage Protection charge is added to the cost of your property rental (price determined by property size) which is due with your rental balance.

This non-refundable charge will cover you for any accidental damages that occur during your stay in the property. It covers any non-intentional breakages, accidental damage to the property, reported and confirmed by you, for accidental damage during your stay up to the value of 250 euros per booking. Any accidental damage or breakages must be reported while you are in occupancy of the property. The charges are as follows:

• 1 and 2 bedroom apartments: €22.00 per booking
• 2 bedroom villas: €30.00 per booking
• 3 bedroom apartments and villas: €36.00 per booking
• 4, 5 and 6 bedroom villas: €65.00 per booking
(*or the euro equivalent)

The ADP excludes negligence, theft and vandalism. For any damage to the property or it’s contents that exceeds the value of 250 euros, we reserve the right to invoice you (either directly or through our agents) for immediate payment.

ADP is not insurance. ADP is a non-refundable, one-time charge per person which covers accidental damage as long as you report it promptly and comply fully with the terms of this Agreement. L&D Aphrodite Lettings Ltd reserve the right to determine whether or not damages are covered by ADP.

If you fail to bring to our attention any damage you find at the Property within 24 hours of your arrival, it will be assumed that you were responsible for such damage.

Should you wish to cancel your booking, written notification must be received from the name on our confirmation invoice as soon as possible. The following charges will apply from the date on which written notification is received by aphroditerentals.com to compensate aphroditerentals.com and the owners for their estimated losses and expenses.

More than 8 weeks prior to departure – deposit
More than 4 weeks prior to departure – 50% of the cost of your accommodation
Less than 4 weeks prior to departure – 100% of the cost of your accommodation

Note: If the reason for your cancellation is covered under the terms of your insurance policy, you may be able to reclaim these charges.

The Tennis Academy

The Aphrodite Hills Resort Tennis Academy is a world-class tennis facility with numerous hard courts and clay courts (all floodlit), as well as boasting two fantastic Padel Tennis courts, a Basketball court and a well-stocked Pro Shop.

The Resort

Aphrodite Hills is a luxurious golf resort set in the hills overlooking the beautiful Mediterranean Sea. In this exquisite setting, the resort offers you recreation and relaxation beyond compare.

Horse Riding

The Aphrodite Hills Riding Club is situated at the top of the resort, within the setting of beautiful Cypriot countryside. Lessons and treks are available for all ages and ability, and the pony club is a lovely option for little ones to interact with the animals and enjoy the outdoors.

Childrens Activities

When it comes to keeping the little ones entertained on holiday, Aphrodite Hills does not fall short of things to do. Learning in a fun and interactive way is the ethos behind The Dream Team Soccer School. UEFA qualified coaches hold group and private sessions at the school’s fantastic 3G astroturf pitch, next to the Tennis Academy. Ex-professional players lead camps also feature during peak school holidays.
