Property Description

Villa Helidonis is a stunning, spacious, well equipped villa close to the resort facilities with four bedrooms, 10x5m heated infinity edge private pool (with child safe automatic cover) and magnificent ravine and sea views.

Located on the western plateau of the Resort, Villa Helidonis is just a 15 minute walk to the village square, yet benefits from tranquil surroundings, overlooking the plateau which splits the resort. This means that the villa benefits from stunning ravine and sea views.

The property is spread across three floors and is well equipped, and the interiors have been interior designed to a very high standard making you feel at home from home. The ground floor hosts the spacious dining area and living area which has comfortable leather seating, a large TV, free reliable wireless internet, a comprehensive TV system with international sports and movie channels with playback option and an Apple TV, DVD player and iPod docking station. A book shelf with a great selection of books is also available for your use. The family kitchen is situated just off the dining area, it is well equipped (including dishwasher and Nespresso coffee machine) and overlooks the dining area, meaning it is still sociable.

The dining area and living area open have large patio doors which open out to the large upper terrace where there is a dining table and chairs, new BBQ area (built in 2016), lovely outside seating space - all perfect to enjoy the views from. The lower terrace hosts the private 10x5m infinity edge pool (with heating available and a child safe automatic pool cover), sunbeds, and seating area with parasol. The grounds are well kept with pretty plants. On the top level of the villa you can find a spacious roof terrace which offers lovely sea views, with space for sun beds if you prefer to soak up the sunshine here.

The first bedroom, which can be made up as a twin or double, has an en-suite bathroom (with shower unit) is situated on the lower level however is light and airy because it has patio doors that open out to the lower pool terrace. Upstairs, on the mezzanine level, you can find a double room with en sute and private balcony overlooking the pool, and the twin room with en suite which opens out to the side terrace. The large, charming master bedroom is located on the first floor, with a patio door with fly screen which offers gorgeous views overlooking the pool, gardens, ravine and sea. This bedroom has an en-suite bathroom with both a bath and a walk-in shower unit. There is also a free travel cot and high chair available on request.

Villa Helidonis is fully air-conditioned and centrally heated for all year around comfort.


Pool Heating: pool heating is available at Villa Helidonis, and is recommended between October – May. The cost for pool heating is €315.00 per week (surcharges may apply, please enquire for more details).

What do I need to know

Our Policies

A partial payment in the amount of 20% of the grand total is due no later than 5 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.

Payment can be made online using our secure online payment processor, or alternatively you can pay via bank transfer (to our UK or Cyprus bank account).

Our Accidental Damage Protection Policy:
Instead of a damage deposit, accidental damage to the property or its contents is covered by our Accidental Damage Protection Policy. The Accidental Damage Protection charge is added to the cost of your property rental (price determined by property size) which is due with your rental balance.

This non-refundable charge will cover you for any accidental damages that occur during your stay in the property. It covers any non-intentional breakages, accidental damage to the property, reported and confirmed by you, for accidental damage during your stay up to the value of 250 euros per booking. Any accidental damage or breakages must be reported while you are in occupancy of the property. The charges are as follows:

• 1 and 2 bedroom apartments: €22.00 per booking
• 2 bedroom villas: €30.00 per booking
• 3 bedroom apartments and villas: €36.00 per booking
• 4, 5 and 6 bedroom villas: €65.00 per booking
(*or the euro equivalent)

The ADP excludes negligence, theft and vandalism. For any damage to the property or it’s contents that exceeds the value of 250 euros, we reserve the right to invoice you (either directly or through our agents) for immediate payment.

ADP is not insurance. ADP is a non-refundable, one-time charge per person which covers accidental damage as long as you report it promptly and comply fully with the terms of this Agreement. L&D Aphrodite Lettings Ltd reserve the right to determine whether or not damages are covered by ADP.

If you fail to bring to our attention any damage you find at the Property within 24 hours of your arrival, it will be assumed that you were responsible for such damage.

Should you wish to cancel your booking, written notification must be received from the name on our confirmation invoice as soon as possible. The following charges will apply from the date on which written notification is received by aphroditerentals.com to compensate aphroditerentals.com and the owners for their estimated losses and expenses.

More than 8 weeks prior to departure – deposit
More than 4 weeks prior to departure – 50% of the cost of your accommodation
Less than 4 weeks prior to departure – 100% of the cost of your accommodation

Note: If the reason for your cancellation is covered under the terms of your insurance policy, you may be able to reclaim these charges.
