Property Description

THE ultimate Aphrodite Hills villa - welcome to Villa Elea. Where breathtaking surroundings host an impressive, luxury six bedroom property, fit for the most amazing holiday experience.

Villa Elea is designed beautifully, the outside space is wonderful and makes the most of the golf and sea views that engulf the area, and the layout and fittings of the interiors offer its guests a luxurious space in which to enjoy living and sleeping. The decor is stunning, the high ceilings and carefully thought out lighting offer a wonderful ambience, and every detail, from little to large, has been midfully executed to make sure that guests enjoy every aspect of the accommodation and location.

The facilities at Villa Elea include: six ensuite bedrooms, ground floor living area, dining area and kitchen, basement level living area and bar, gym, massage room and steam room and outside space with private pool, hot tub, BBQ area and lawned gardens.

Let's start outside: the terrace is beautiful, facing down a ravine with breathtaking views of the Mediterranean Sea – this view that can be enjoyed from the majority of rooms inside too. Here there is a 13x4.5m private pool (with heating available) with submerged bar stools, complete with a sunken hot tub. There is a fantastic barbeque area, with dishwasher, ice machine, large gas BBQ and kitchen area; the perfect outdoor facilities to enjoy al fresco holiday dining by the pool. There is also a beautiful lawned garden area, which benefits from facing both sunrise and sunset – great for some outdoor yoga. The sound system in the villa also covers the outside terrace, so that you can listen to your favourite tunes whilst soaking up the Cypriot sunshine.

Inside, the mixture of glass and wooden features, high-raise ceilings and carefully designed lighting makes for a beautiful space. The living area is open-plan and has huge glass doors that open out to the poolside terrace, inviting the views and the outdoor serenity inside. There is comfortable seating, a 42-inch TV (with system that shows most popular news, sport and movie channels) and a beautiful working fireplace. The dining area overlooks the living area and also enjoys the views on offer too. The bright, modern kitchen is found just off the living area, also facing the pool, making it a nice social space that can be accessed from the terrace, or BBQ area – so food prep is both nice and easy, and fun!

Ground floor: this floor hosts two of the bedrooms, each with large modern ensuite bathrooms with showers. Both of these bedrooms open out on to the poolside terrace.

Downstairs: the highlight of the villa! This ultra cool basement space is bright and open, and hosts a living area with a bar, and a 80-inch TV (with channels). Here is where you will find the gym, massage room, steam room, separate shower space, and two ensuite bedrooms (each of these bedrooms can be made up as super king or twin bedrooms, and each bathroom has a modern shower ensuite). The gym and living space on this level open up to the lower outside terrace, complete with table tennis table for if you're feeling competitive.

First floor: where bedrooms have the wow-factor! The first floor hosts the huge master double bedroom, with ensuite bathroom that has a separate bath and shower unit. The bath offers a heavenly experience, located next to a large window that overlooks the stunning ravine and sea views. The second double room on this floor can be made up as a super king or a twin, and also has an ensuite bathroom with separate bath (also looking out to the golf course and sea view beyond) and shower unit.

The villa is also kitted well on a practical level - it has a laundry unit with washing machine and tumble dryer, has high speed wi-fi throughout the property (internally and around the pool area for all portable devices), it is fitted with modern security, is air-conditioned throughout, has a fireplace in the living area, underfloor heating on the ground and first floor, and is centrally heated. There is also a complimentary travel cot and high chair for infants, if required. In short, there is nothing is missing at Villa Elea – it truly is the ultimate holiday accommodation on Aphrodite Hills.



Pool Heating: pool heating is available at Villa Elea, and is recommended between October – May. The cost for pool heating is €575.00 per week (surcharges may apply, please enquire for more details).

What do I need to know

Our Policies

A partial payment in the amount of 20% of the grand total is due no later than 5 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.

Payment can be made online using our secure online payment processor, or alternatively you can pay via bank transfer (to our UK or Cyprus bank account).

Our Accidental Damage Protection Policy:
Instead of a damage deposit, accidental damage to the property or its contents is covered by our Accidental Damage Protection Policy. The Accidental Damage Protection charge is added to the cost of your property rental (price determined by property size) which is due with your rental balance.

This non-refundable charge will cover you for any accidental damages that occur during your stay in the property. It covers any non-intentional breakages, accidental damage to the property, reported and confirmed by you, for accidental damage during your stay up to the value of 250 euros per booking. Any accidental damage or breakages must be reported while you are in occupancy of the property. The charges are as follows:

• 1 and 2 bedroom apartments: €22.00 per booking
• 2 bedroom villas: €30.00 per booking
• 3 bedroom apartments and villas: €36.00 per booking
• 4, 5 and 6 bedroom villas: €65.00 per booking
(*or the euro equivalent)

The ADP excludes negligence, theft and vandalism. For any damage to the property or it’s contents that exceeds the value of 250 euros, we reserve the right to invoice you (either directly or through our agents) for immediate payment.

ADP is not insurance. ADP is a non-refundable, one-time charge per person which covers accidental damage as long as you report it promptly and comply fully with the terms of this Agreement. L&D Aphrodite Lettings Ltd reserve the right to determine whether or not damages are covered by ADP.

If you fail to bring to our attention any damage you find at the Property within 24 hours of your arrival, it will be assumed that you were responsible for such damage.

Should you wish to cancel your booking, written notification must be received from the name on our confirmation invoice as soon as possible. The following charges will apply from the date on which written notification is received by aphroditerentals.com to compensate aphroditerentals.com and the owners for their estimated losses and expenses.

More than 8 weeks prior to departure – deposit
More than 4 weeks prior to departure – 50% of the cost of your accommodation
Less than 4 weeks prior to departure – 100% of the cost of your accommodation

Note: If the reason for your cancellation is covered under the terms of your insurance policy, you may be able to reclaim these charges.
