Property Description

The spacious, gated drive way lies at the front of the villa set in beautiful gardens, and right from the outset Villa Rio impresses. Upon entering the villa you are greeted with the bright, stylish dining room with concertina doors that run the length of the room, offering an instant, beautiful view out to the wonderful outside terrace, pool, garden and golf course beyond. The glass dining room sits between the main living area & kitchen/diner, and the first of the five luxurious bedrooms. The open plan living area and kitchen/diner is both modern (fitted with Miele appliances in the kitchen), inviting and comfortable; with a floating kitchen bar and stools, comfortable sofas, a large screen TV which offers a comprehensive TV system with international sports and movie channels with playback option, this area is the social hub of the ground floor. There is a second side kitchen with its own sink, two dishwashers and second fridge/freezer - making entertaining your group an even easier affair. This whole room also overlooks the outside area, with large patio doors that provide plenty of natural light and beautiful views. The TV system also has music channels that can be used to provide music on the ground floor.

Villa Rio's large outside space is well thought out, beautifully landscaped and boasts the best private pool on the resort - an impressive 25 x 5 metre pool with roman steps entrance to one end, and marble bar stools to the other. The pool is a non-chlorine pool and also has heating available. Holiday villa outside areas do not come better - as well as the pool you will find a large jacuzzi, a large astro turfed lawn (with views on to the golf course) perfect for sunbathing, a stylish dining area set by the pool perfect for enjoying al fresco meals, a shaded side space which hosts a table tennis table, a built in gas BBQ, and a shaded terrace with plenty of seating areas to make the most of. The jacuzzi has its own sound system (that you can connect to your phone, and radio stations) that provides the outside area with music. The space and facilities have been perfectly designed to keep everyone entertained and happy throughout your stay.

The ground floor double room also has patio doors which offer views over the pool and garden, continuing the light atmosphere throughout the whole level. This room benefits from having a large screen TV, ceiling fan, a walk through wardrobe space with large mirrors lead into the room's en-suite bathroom which boasts a large walk-in shower. This room can be made into a twin room if required.

Also on the same floor, but with its own separate entrance from the main villa, is the second double bedroom (which also has the option of being made into a twin room); this can be accessed by a separate front door, or via the outside terrace patio doors to the rear. This self-contained double room also has plenty of wardrobe space, ceiling fan and en-suite bathroom with bath and overhead shower.

Stairs from the ground floor lead up to the stunning first floor seating area. The height of opulence, this room is dressed in marble, stylish cream sofas and is beautifully decorated and, thankfully, with no sign of a TV - this area is meant for pure relaxation, and for soaking up the views that spill into the room through the full length concertina doors that open up the whole room and give it the impression of basking in an outside terrace. This area is perfect for letting go of all the stresses of life with a good book, escaping the rest of the family while they make use of the fantastic outside space, or enjoying a glass of champagne as the sun sets, and the garden lights up.

The impressive master bedroom is set to one side of this sitting area: with a separate walk-in wardrobe with full length mirror doors; a separate en-suite with a large walk-in shower, his and hers sinks; a private balcony which overlooks the pool and garden; patio doors that offer views over the pool and garden; and of course, ceiling fan and large screen TV. This double room also has the option of being made up as a twin room.

The last two bedrooms, one double and one twin, are set off to the other side of the sitting area: a lockable door means that they can be treated as their own annex. The twin room has two interconnecting doors to the double room, and the rooms share a bathroom with a large walk-in shower. Both rooms have patio doors that open out to offer views over the pool and garden and have large screen TVs. The beautiful double room also benefits from having a ceiling fan.

Venture up one more floor and you will find the spacious top floor outside terrace which offers the same wonderful view of the pool, garden, golf course and mountains but from a higher perspective and more peaceful outlook.

The interior of the property is fully air-conditioned throughout with ceiling fans, and there is underfloor heating for all year round comfort.

Pool Heating: pool heating is available at Villa Rio, and is recommended between October – May. The cost for pool heating is €350.00 per week (surcharges may apply, please enquire for more details).

What do I need to know

Our Policies

A partial payment in the amount of 20% of the grand total is due no later than 5 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.

Payment can be made online using our secure online payment processor, or alternatively you can pay via bank transfer (to our UK or Cyprus bank account).

Our Accidental Damage Protection Policy:
Instead of a damage deposit, accidental damage to the property or its contents is covered by our Accidental Damage Protection Policy. The Accidental Damage Protection charge is added to the cost of your property rental (price determined by property size) which is due with your rental balance.

This non-refundable charge will cover you for any accidental damages that occur during your stay in the property. It covers any non-intentional breakages, accidental damage to the property, reported and confirmed by you, for accidental damage during your stay up to the value of 250 euros per booking. Any accidental damage or breakages must be reported while you are in occupancy of the property. The charges are as follows:

• 1 and 2 bedroom apartments: €22.00 per booking
• 2 bedroom villas: €30.00 per booking
• 3 bedroom apartments and villas: €36.00 per booking
• 4, 5 and 6 bedroom villas: €65.00 per booking
(*or the euro equivalent)

The ADP excludes negligence, theft and vandalism. For any damage to the property or it’s contents that exceeds the value of 250 euros, we reserve the right to invoice you (either directly or through our agents) for immediate payment.

ADP is not insurance. ADP is a non-refundable, one-time charge per person which covers accidental damage as long as you report it promptly and comply fully with the terms of this Agreement. L&D Aphrodite Lettings Ltd reserve the right to determine whether or not damages are covered by ADP.

If you fail to bring to our attention any damage you find at the Property within 24 hours of your arrival, it will be assumed that you were responsible for such damage.

Should you wish to cancel your booking, written notification must be received from the name on our confirmation invoice as soon as possible. The following charges will apply from the date on which written notification is received by to compensate and the owners for their estimated losses and expenses.

More than 8 weeks prior to departure – deposit
More than 4 weeks prior to departure – 50% of the cost of your accommodation
Less than 4 weeks prior to departure – 100% of the cost of your accommodation

Note: If the reason for your cancellation is covered under the terms of your insurance policy, you may be able to reclaim these charges.
